Escazú at Two Elevations: Panoramic Views or Walkable Urban Living?
Escazú at Two Elevations: Panoramic Views or Walkable Urban Living?
A guide to choosing between mountain tranquility and the convenience of having the city close by. I have properties listed in other areas, but Escazú is my favorite.
In Escazú, luxury does not point in just one direction. For some, it means looking across the Central Valley from a terrace surrounded by fresh air and silence. For others, it means walking out for coffee, going to the gym, or meeting friends without turning every activity into a car trip. Both experiences exist within the same canton; the better choice depends on how you want to live each day.
Living in the Highlands: When the Landscape Becomes Part of the Home
In areas such as San Antonio, Bebedero, and the hillsides of San Rafael, the experience begins with the view. The mountains, valley, and city lights at night become part of the interior architecture. Here, buyers seek properties with expansive windows, terraces, privacy, and a sense of retreat without leaving the western side of San José.
Views and nature: The landscape creates a sense of openness and an atmosphere that is difficult to replicate in urban areas.
Peace and privacy: Many properties offer less noise and a more residential pace.
Climate and space: The elevation favors cooler surroundings, gardens, terraces, and layouts that open toward the landscape.
The trade-off is greater dependence on a car. Test access routes during peak hours and calculate travel times to schools, offices, shopping, and social activities. The view must fit your routine.
Living in the Lower, Flatter Areas: Fine Dining, Boutique Shopping, and Urban Ease
Near Avenida Escazú, Escazú Village, Trejos Montealegre, Plaza Tempo, and Multiplaza, the appeal shifts to high-end lifestyle convenience. Value comes from what surrounds the property: a world-class culinary scene, high-end retail, wellness centers, and corporate hubs right outside your doorstep.
Upscale Dining & Gastronomy
Lower Escazú stands as Costa Rica's premier culinary destination. Residents enjoy immediate access to:
Fine Dining & Steak-Houses: Acclaimed establishments like Doris Metropolitan, Pescatore, and La Cava Alta Fiori offer top-tier steaks, seafood, and Mediterranean fare.
Trendy Cafés & Bakeries: Artisanal spots like Chez Christophe and vibrant brunch hubs throughout Avenida Escazú provide perfect settings for morning meetings or casual afternoons.
International Concepts: From high-end sushi and Peruvian cevicherías to contemporary rooftop lounge bars, the area caters to every palate without requiring a long drive.
Luxury Shopping & Retail Outlets
Avenida Escazú & Escazú Village: Open-air, pedestrian-friendly lifestyle centers featuring international designer boutiques, luxury beauty spas, fitness studios, IMAX theaters, and curated concept stores.
Multiplaza Escazú: Costa Rica’s flagship shopping destination, hosting luxury fashion brands (such as Hugo Boss, Carolina Herrera, and Bimba y Lola), high-end jewelers, and specialty stores.
Everyday convenience: More activities can be handled close to home and, in specific locations, on foot.
Social life and connectivity: Cafés, restaurants, offices, healthcare (CIMA Hospital), and Route 27 are minutes away.
A practical lifestyle: Contemporary apartments and mixed-use developments appeal to those who prefer lower maintenance.
This lifestyle can mean more traffic, noise, and less privacy. In addition, “walking distance” should be tested on foot: a nearby address on a map does not always mean comfortable sidewalks, crossings, lighting, or slopes.
So, Which Area Is Better?
There is no single answer. Learn more about the most exclusive neighborhoods in Escazu. The higher elevations suit those who prioritize contemplation, privacy, cooler weather, and nature. The lower, flatter areas work better for those who value convenience, vibrant social life, world-class dining, nearby services, and fewer trips in the car.
Would I rather look across the valley or walk out for coffee and fine dining?
How many trips do I make, and at what times?
Do I need a garden and privacy, or security and low maintenance?
Will this be my primary residence, a second home, or an investment?
Two Ways to Live in Escazú, One Very Personal Decision
In the mountains, luxury can be measured in horizons, silence, and fresh air. In the city, it can be measured in time regained and world-class experiences just steps away. The right property is not necessarily the one with the most square footage or the best address, but the one that makes your life easier, more authentic, and more enjoyable.
